Q.  Can I use the builder of my choice to build in North Ridge Estates?
A.  Yes, RFD Corp. welcomes all builders to build in North Ridge Estates.

Q.  Is there a Homes Owner's Association Fee in North Ridge Estates.
A.  No

Q. What are the proceedures for obtaining a building permit?
A. Procedure for obtaining a building permit for North Ridge Estates. Per the Declaration of Building and use Restrictions and other Protective Covenants for North Ridge Estates, please submit to the North Ridge Estates review board the following:

Plans and Specifications, including a Plot Plan showing lot and block and placement of the residence, garage, walls or fences and a grading plan for the property.

Two sets of plans are required. They must show front, rear, and both side elevations, plus elevations of walls or fences.

An Architectural Review Form for North Ridge Estates must accompany the plans. Once the review board has approved the plans and review form, one set will be signed, along with the review form, and returned to you, the lot owner. You must have the signed plan to get a building permit. A building permit packet can be picked up at the Village Hall, 500 W. Main Street.

Two sets of plans will be required by the Village, the signed plan from the review board that the Village keeps, the other will be returned to you.

A total of three plans are required:
1. North Ridge Estates review board keeps one.
2. The Village keeps a plan signed by the review board.
3. The village returns one to lot owner after their review.

Q. Will North Ridge Estates have a park?
A. Yes it will have two. One is a neighborhood park with a gazebo, play equipment, half court basketball, and asphalt bike/walking path through it. The other will be a community park with a large shelter, play equipment, basketball and tennis courts, and a softball diamond. See Park pdf
